Phew, what a project!! The job of exterior painting is not always as simple and easy as it may look at first sight. We at Michael O'Shea Painting have just finished up a great exterior house painting job on the ocean here in East Hampton NY that was more the meets the eye. At the beginning of the job, it seemed like a sweet simple project that would take no time at all. But when the Michael O'Shea Painting crew got on the job, it seems as if it was one hurdle after another. 

First, upon power washing, we found that the landscape bushes and shrubs were placed too close the house. This is actually quite common, and in our experience here in East Hampton New York, we find this problem a lot. Having your bushes and trees planted too close to your home causes mildew and unnecessary rot to the exterior paint and wood on your home. This particular house had fallen victim to this problem and what began as a routine paint job, turned into a carpentry project.  Next, we found that the majority of the lower window casings were rotting too. We were happy to fix the issue, but if more homeowners were aware of the dangers of planting too close to the exterior of their home, it would save them some money in the long run.



On to the next unexpected issue... It seems that the homeowners current property caretaker was in the running for the exterior painting of this home, before they decided to go with us in the end which created some animosity that we were initially unaware of. Oh, what fun that was! For the first week or so, the caretaker followed around our painters asking questions about what the price on the job was, what tools were using, how we got the job...it was very frustrating. And if that was not enough, we had some items "misplaced" not to be seen again. Needless to say, this has never been a problem on any other job site. On one particular day, the caretakers crew even got hostile and threatened some of our workers. It was outrageous!

Third strike your out or third times a charm, the icing on this cake was when the job was all said and done from second floor balcony to garage to pool house, we rehung the last gates at the yard entrance, stepped back to look at a job well done, when on the final walk through of the property, the second gates previous rehung had been chipped and damaged. Man, the homeowners didn't even get a look at the fine Michael O'Shea paint job before something happened. So, back to work we went. 

It was rather rewarding to see how pleased the homeowers were with our expert painting and carpentry work. They said it was a finer job that the original builders had done some years ago. It was even nicer when they included a generous bonus for the outstanding job. They couldn't be happier. We have since signed on the do the entire interior remodeling of their living room and formal dining room, as well as the interior painting as well. It pays to be patient when obstacles arise on a job for a painting contractor. We consider overcoming the tough tasks a success for Michael O'Shea Painting, Inc!

No matter the type of home owner you may be, it is an investment when you choose the right companies to assist you in keeping your home right on target with the local market value and up to par among the homes in your neighborhood.

Here are a few tips on hiring a great painting contractor, these tips can also be used when hiring any type of home improvement specialists.....


Meet the pros. Call in at least three different contractors for your job. Keep in mind an experienced painting contractor will need more than a quick walk around your house.

State your expectations. The number of coats a house  painter applies is not the only factor to consider.  Preparation is also key. If you want a surface that’s free of unevenness from past paint jobs, tell the painting contractors—and be prepared to pay extra. But if you can live with some imperfections, agree on what level of prep is acceptable.



Get estimates. Seek a written estimate from each painting contractor. It should include the number of coats of primer and paint, the brand and model of materials, and a detailed description of the amount of surface preparation that will be done.

Consider credentials. Before you hire someone, consider the paint company's credentials. Membership in a trade or local business group, for example, it shows a level of commitment and reliability on the painting company's part. Also verify whether the painter has the appropriate license(s).

Ask for a guarantee. The painting contractor should promise to correct any chipping, peeling, blistering, flaking, or excessive fading that occurs within three years after the job is done at no or little cost. 

Stick with these few rules when you are hiring a painting contractor and you'll be sure to find the right company for the job.

 When to fire your house painting employee? 

This is a great question. As a business owner there are so many things for you to do. With the economy the way it is, I feel employees are plentiful. It's finding the right ones with the right attitude that is a job in itself. The right attitude is everything! Whether the employee is skilled or not, with the right attitude that person can be trained. The right attitude is what I look for....

The real questions you have to ask yourself is....Is the employee insubordinate or incompetent? Can they take constructive criticism? Is the employee an asset or just another liability? 

The employee with the wrong attitude may act as if it is "story time" each and every time there is some discrepancy.  This employee is surely expendable. I give all employees, depending the level of infraction, 3 chances. After the first infraction the employee is on probation, the second warning results in a pay cut, and then finally termination.
