House Painting Company Service Quotes

www.michaelosheapainting.com

Do you try to negotiate with your doctor on the line of treatment recommended? , Usually not.

Good morning all. We are painting contractors Michael O'Shea Painting of in East Hampton New York...and as self serving as it may be we feel house painters get a bum rap went it comes to craftsmen. Expected to be on the lower end of the pay scale and always negotiable?
Somehow or other house painting has sadly fallen of the good graces the craft once was to a Diy'er project. The painting contractor hides the entire mistakes the carpenter make.
It seems strange to us that you spend all that time building, renovating or trying to sell your home and interestingly enough most over look the job a painter has in the finish look.
The fastest and easiest way increase the value of your home upwards of  40% is a fresh coat of paint from a qualified contractor. Be that as it may you still want to keep in mind  the  going rate for average exteriors painters these days is around $35 to $ 55 dollars an hour or more depending whether it is commercial or residential the finish desired.
The quality of the product used should  be considered but  more important the surface preparation. The more prep to the surface equals more spent the project, more money and a far better finish product.
Most American house paint is inferior unfortunately in an effort to keep the cost down. Most of the paint is chalky and that’s why you see chalkiness after a year or two. That is to say a product such as fine paints of Europe which is in a line all by itself is far superior paint and needs a well versused technician to apply it.
My father Michael O’Shea having painted many a manor throughout England, Ireland and Germany has over thirty years experience working with these high-end house painting materials where 2.5 liter (their version of an American gallon) can cost over $130. You will instantly see where your money has gone after it is applied by us or a qualified painting professional.
Commercial painting is more involved and expensive because you must consider and observe town codes and variances among other things.
Exterior and interior paint before 1978 has lead incorporated into it acting as a binder and preserve the paint finish.
Your painting contractor needs to be certified to remove this old via sanders and scrappers. If you are not sure if your paint has this lead additive or not call us 631 466 2890. We will give you a complimentary test.  Important for parents with children to have this addressed.  We don’t want little Johnny eating lead paint chips. Doing this stripping is time consuming and costly but there are grants given by the government that can be applied for that great reduce the cost. Not only that the equipment is expensive and that is to say the vacuum alone is upwards of $600.
There are alternative methods such chemical strippers than basically melt the old paint of. This however this product called "peel away" just mention one is also expensive and does come in a green certified line rather than the old one which is toxic.
Important to remember is than any surface in which these strippers are going to be used also needs the ph of that surface to be neutralized, if not the new paint job will fail and discolor. Make sure if this method is used by the contractor he must neutralize the surface to be painted.
Although you can find less expensive house painters it is worth your while and money to find qualified and licensed house painting professionals. There is nothing more expensive than cheap painting job!
We cannot speak for other contractors but our exterior painting service at Michael O'Shea and Sons Painting service includes a complimentary pressure washing previous to painting and a "sure mind guarantee".
Power washing gets rid of any dirt mildew and bugs etc.
Then depending on project we may either hand rub surfaces so siding that is not being painted is not compromised with a bleach solution and/or use an injector to apply the bleach solution through the power washer if the whole exterior surface is to be done.
Depending on what level of finish is important to the homeowner we start surface prep which can include scrapping, sanding, filling, and more sanding. Are we spot priming or are we priming the entire surface?  All these things must be considered in determining the cost of the project.
More importantly we ascertain what the client’s needs are and start with meeting those. We recommend based on what the consumer wants  after all we are to help you get what is important to you whether that’s and 200,000 project or a 2,000 project.
If you are considering freshening up your house at the same time increasing the value of what for some is their biggest investment, their home. Consider Michael O’Shea Painting. 631 466 2890 licensed and Insured painting contractors. Good luck everyone!

What Every East Hampton Home Improvement Specialists Should Know!

O'Shea Painting & Restoration Home Improvement Tips:

www.michaelosheapainting.com

O'Shea Painting and Restoration here in East Hampton New York can not only improve the look of your home, but increase its value, too. Hiring a quality house painting service company can add as much 40% to value of your home.

Here is some solid advice that you can use when thinking about painting your house or general home improvements. Don't be cheap, nothing more expensive than a cheap painting job!

Painting contractors are not all the same. Make sure your house painter is licensed and insured or you could be paying the price. Saving money up front on your house painting or home improvement project can end up be very expensive.

Painting the exterior of your home, consider spending some time driving around and looking at homes that you like the look and color scheme of. Paint chips are too hard to envision, so seeing it in person can help you make a better decision.Picking the correct hue of paint is a personal choice and there are a few apps out there that help. Just upload a picture and these apps can illuminate specific walls of the picture with the house paint of your choosing.

Restoring your home to allow for the use of more energy-efficient and natural lighting. This is an easy way to reduce your electric bill while also helping to save the environment. Compact fluorescent bulbs will last longer, use less energy, and provide a more comfortable lighting than incandescents. It is easy to replace the bulbs in your home with these.

Interior house painting can leave your home smelling like that fresh paint you just had Michael O'Shea painting Inc do. So place candles throughout your house. Candles can create a wonderful effect in your home. The effect will be heightened if the candle is scented with a good fragrance. You can place candles in bedrooms, bathrooms, and dining areas. Bathrooms especially benefit from the use of scented candles. Scented candles will give your house a homey feel. Make sure you put them out before leaving and not too close to the walls house paint or you may have blackmarks all about.

House Painting as we said is important focus your home improvement project especially on the visible portions of your home. When selling your house potential buyers base their judgment on things they see, and having unsightly things such as cracked and peeling paint or a yard overgrown with weeds, or rotting deck boards can be a red flag for them to walk from a good deal. While there can be a lot to do in terms of home improvements that people cannot see, you have to work on the most obvious ones first and foremost.

O'Shea Painting and Restoration are the best When it comes to home improvement and we urge you to consider remodeling either your kitchen or bathroom first. These are two of the best ways that you can add the most value to your house as this is always a way to boost the value of your home.

Now home improvement in Florida or Arizona, homeowners may want to decide to not install a swimming pool. While they are desirable, it will cost you considerable amounts of money in upkeep, and it may prove to be a deterrent to future buyers who do not want the hassle. An exception to this would be at a home where a swimming pool is almost expected.

A Michael O'Shea Painting tip: Soak your hands in salad oil after completing an oil painting job. The oil will help release the paint from where it has splattered on your hands. Salad oil smells better and is a lot safer than the typical cleanup choices like mineral spirits.

Home renovation can be accomplished by anyone and most homeowners typically make their home improvements successfully. But sadly there those whom do their own home improvement projects that are not qualified. More so here are many homes that have had bad work done on them by people who did not know what they were doing rocketing the cost with the need to fix these mistakes. Avoid joining the latter group. Use what you have learned to do what you know and you can always give Michael O'Shea Painting & Restoration Inc. a call too.

Satisfied Customer- Exterior House Painting East Hampton New York

Satisfied Customer

Phew, what a project!! The job of exterior painting is not always as simple and easy as it may look at first sight. We at Michael O'Shea Painting have just finished up a great exterior house painting job on the ocean here in East Hampton NY that was more the meets the eye. At the beginning of the job, it seemed like a sweet simple project that would take no time at all. But when the Michael O'Shea Painting crew got on the job, it seems as if it was one hurdle after another.

First, upon power washing, we found that the landscape bushes and shrubs were placed too close the house. This is actually quite common, and in our experience here in East Hampton New York, we find this problem a lot. Having your bushes and trees planted too close to your home causes mildew and unnecessary rot to the exterior paint and wood on your home. This particular house had fallen victim to this problem and what began as a routine paint job, turned into a carpentry project.  Next, we found that the majority of the lower window casings were rotting too. We were happy to fix the issue, but if more homeowners were aware of the dangers of planting too close to the exterior of their home, it would save them some money in the long run.

On to the next unexpected issue... It seems that the homeowners current property caretaker was in the running for the exterior painting of this home, before they decided to go with us in the end which created some animosity that we were initially unaware of. Oh, what fun that was! For the first week or so, the caretaker followed around our painters asking questions about what the price on the job was, what tools were using, how we got the job...it was very frustrating. And if that was not enough, we had some items "misplaced" not to be seen again. Needless to say, this has never been a problem on any other job site. On one particular day, the caretakers crew even got hostile and threatened some of our workers. It was outrageous!

Third strike your out or third times a charm, the icing on this cake was when the job was all said and done from second floor balcony to garage to pool house, we rehung the last gates at the yard entrance, stepped back to look at a job well done, when on the final walk through of the property, the second gates previous rehung had been chipped and damaged. Man, the homeowners didn't even get a look at the fine Michael O'Shea paint job before something happened. So, back to work we went.

It was rather rewarding to see how pleased the homeowers were with our expert painting and carpentry work. They said it was a finer job that the original builders had done some years ago. It was even nicer when they included a generous bonus for the outstanding job. They couldn't be happier. We have since signed on the do the entire interior remodeling of their living room and formal dining room, as well as the interior painting as well. It pays to be patient when obstacles arise on a job for a painting contractor. We consider overcoming the tough tasks a success for Michael O'Shea Painting, Inc!

House Painter East Hampton NY- Image is Everything

Michael O'Shea Painting, Inc

Here in East Hampton NY, we have an interesting mix of service providers and service seekers. As a home owner here on Eastern Long Island, you may live locally in your lovely Hamptons home all year round, you may also use your Hamptons home as your second home, in which you use it as a vacation home, enjoying summers and holiday get-a-aways. Another type of home owner is a home owner that rents their home year round or seasonally. No matter the type of home owner you may be, it is an investment when you choose the right companies to assist you in keeping your home right on target with the local market value and up to par among the homes in your neighborhood.

Here are a few tips on hiring a great painting contractor, these tips can also be used when hiring any type of home improvement specialists.....

Meet the pros. Call in at least three different contractors for your job. Keep in mind an experienced painting contractor will need more than a quick walk around your house.

State your expectations. The number of coats a house  painter applies is not the only factor to consider.  Preparation is also key. If you want a surface that’s free of unevenness from past paint jobs, tell the painting contractors—and be prepared to pay extra. But if you can live with some imperfections, agree on what level of prep is acceptable.

Get estimates. Seek a written estimate from each painting contractor. It should include the number of coats of primer and paint, the brand and model of materials, and a detailed description of the amount of surface preparation that will be done.

Consider credentials. Before you hire someone, consider the paint company's credentials. Membership in a trade or local business group, for example, it shows a level of commitment and reliability on the painting company's part. Also verify whether the painter has the appropriate license(s).

Ask for a guarantee. The painting contractor should promise to correct any chipping, peeling, blistering, flaking, or excessive fading that occurs within three years after the job is done at no or little cost.

Stick with these few rules when you are hiring a painting contractor and you'll be sure to find the right company for the job.

When To Fire Your House Painting Employee?

Michael O'Shea Painting Inc

www.michaelosheapainting.com

When to fire your house painting employee?

This is a great question. As a business owner there are so many things for you to do. With the economy the way it is, I feel employees are plentiful. It's finding the right ones with the right attitude that is a job in itself. The right attitude is everything! Whether the employee is skilled or not, with the right attitude that person can be trained. The right attitude is what I look for....

The real questions you have to ask yourself is....Is the employee insubordinate or incompetent? Can they take constructive criticism? Is the employee an asset or just another liability?

The employee with the wrong attitude may act as if it is "story time" each and every time there is some discrepancy.  This employee is surely expendable. I give all employees, depending the level of infraction, 3 chances. After the first infraction the employee is on probation, the second warning results in a pay cut, and then finally termination.
